Frost Heave Protection Maintenance and Spare Parts

Frost Heave Maintenance and Spare Parts

Frost heave protection heaters are often located in permanently inaccessible building areas. Reliable sensing, control, electrical monitoring and structured inspection are therefore especially important for existing installations.

Temperature sensors and controllers are particularly important because the heating elements themselves are often hidden. Implausible temperatures, sensor faults and control problems should be investigated early.

Before replacing a controller, check sensor characteristics, measurement range, supply and output function. A similar-looking device is not automatically compatible. New settings must suit the system and be documented. Implausible temperatures also require assessment of the measurement point, wiring and controller.

Abnormal temperature or electrical readings are narrowed down systematically to distinguish heater, sensor, controller, connection or other system causes.

Diagnosis considers temperature trends and the assignment of sensors and heating circuits. A single reading in a floor system represents only a limited area. Further investigation is based on the construction, accessible points and available records.

An unusual floor temperature is assessed together with sensor location, trend and concurrent operating changes. A different controller, changed sensor assignment or loss of supply can affect interpretation. Previous readings are meaningful only with their original conditions.

A trend export or record, fault timestamps and recent test reports are useful. Whether a sensor can be checked or replaced depends on its construction and accessibility. The work is documented to give the operator a clear new baseline.

Can frost heave protection be tested if the heaters are inaccessible?

Many electrical and control checks are still possible; the exact scope depends on the system and available test points.

Can old sensors or controllers be replaced?

Often a suitable successor or replacement can be identified, but electrical data, sensor type and system function must be checked.

Does Pro Therm provide new frost heave installations?

For new frost heave protection projects we offer design, manufacture, supply and documentation. Installation and commissioning scope are agreed per project. This page focuses on maintenance of existing systems.

Can a sensor be replaced by a different type?

Only after assessing sensor characteristics, controller compatibility, installation and required function. Shape or connection count alone does not establish interchangeability.

A suitable replacement requires comparison of the nameplate, supply, wiring diagram, sensor type and installation arrangement. A similar-looking controller may use a different sensor characteristic or output function. With inaccessible heating circuits, the assessment also establishes which components can be reached without opening the floor. Pro Therm supports technical identification and maintenance of existing installations; this does not imply a general offer to install new floor heating systems.

Electrical checks

Depending on system design, checks can include heater circuits, insulation condition, electrical values, protective functions and controller outputs. Exact methods depend on configuration and accessible test points.

Standards reference (checked 14 October 2026): For operation and periodic verification in Germany, the references are DIN VDE 0105-100:2015-10 with A1:2017-06 and the corrigendum to A1 issued in 2020-10.

Sensors and controls

Temperature sensors and controllers are particularly important because the heating elements themselves are often hidden. Implausible temperatures, sensor faults and control problems should be investigated early.

New settings must suit the system and be documented. Implausible temperatures also require assessment of the measurement point, wiring and controller.

Standards reference (checked 14 October 2026): For industrial platinum resistance sensors such as Pt100 or Pt1000, IEC 60751:2022 defines the resistance relationship and sensor requirements; the German adoption is DIN EN IEC 60751:2023-06. Wiring arrangement, accuracy and installation are selected for the measurement duty.

Standards reference (checked 14 October 2026): For heating cables and embedded electric heating systems, the scope of IEC 60364-7-753:2014 and its German adoption DIN VDE 0100-753:2015-10 is checked. This installation reference does not replace the thermal assessment of a cold-store foundation. Heating, construction and protection functions are evaluated together.
